Q- Will you schedule an appointment with my realtor to be able to inspect the interior of the house.

 

A- House To Home Inspections will be happy to try and arrange an appointment with your realtor so that we may inspect the house for you. Please be aware that many realtors like to shuffle the responsibility to access the house between each other (buyer and sellers realtors). Some will even say that their office rules prevent them just so they don't have to come out and open the door for us. Quite frankly, many just don't want to take their time out of their day. Unfortunately this is especially true with young - first time home buyers who are not experienced with the "procedures" yet. Eventually, your realtor may come to the realization that it may be to their own financial benefit to attend with a little persuasion from you . Don't let your realtor push you around. Demand their representation before and after your inspection. They make a whole lot of money to represent you.

As a note, many "up for sale" homes are on what is called an electronic lockbox or SUPRA key. In order for a Home Inspector to obtain a key he has to be a member of the local board of Realtors. House To Home Inspections does not market to realtors due to obvious ethical and potential legal implications. Being a member of a realtor's group would place our reputation and integrity into question. We simply do not do it and therefore we cannot obtain a key.

Realtors are often times suspicious of Home Inspectors especially, the ones they have not heard of. You would think this would be a good service to their client's but, unfortunately at times, more than many care to admit, it is for the opposite reason. Realtors, are often times "financially challenged" by a home inspector's findings. If a home inspector is unknown to a realtor, the realtor may receive a terrible surprise when they find out the the Inspector was extremely thorough. This places the realtor's commission in jeopardy and increases their workload.

I once had a realtor actually tell my client that I was rude to them over the phone just so they would use the realtor's "preferred" inspector. This of course was a lie; I left the realtor a respectful request for entrance into one of her properties on her voice mail. In fact, I never actually spoke to her on the phone. The realtor must of have known through her experience, the "skill" level or better said the ethical level of the person that she preferred.

Unfortunately, the answer to this simple question is very complicated. Do yourself a favor, call your realtor and have him or her meet us at the home on the day of the inspection. Don't take no for an answer. Contact the realtor's broker if your time cannot be agreed upon. The broker should be able to meet us if your realtor is too busy. If not, the broker could designate someone else to meet us.

Remember, we are a highly ethical company, working for you alone. We do not rely or even want realtor referrals to carry our business.
